The basis is IN THE MODE NAME, not in a tooltip: a list cell is one number
and a zone volume derived from a net wall is not comparable to one derived
from a gross wall (the convention #2199 settled and #2508 adopts). These
report the mesh basis — the as-built geometry, after opening cuts — which
is the only basis whose split is measured rather than inferred. The declared
net / gross breakdowns live in the properties panel, where there is room to
show all of them side by side.
Lower-cased here so the engine, the unit tagging below and the picker cannot
drift on capitalisation.
